Does a Seller Have to Tell You a House Is Haunted? (Ohio Answer) 👻

Happy Halloween! A client asked me a fun one this week: does a seller have to tell you a house is haunted?

Short answer in Ohio: the Residential Property Disclosure form covers the physical house, things like the roof, water, the furnace and the foundation. Not the ghosts. Ohio law generally doesn’t require sellers to disclose things like a past death in the home or rumors of hauntings.

But here’s the catch. If you ask directly and someone lies to you, that’s a different story. So if something matters to you, ask in writing, and keep a copy.

And if your ghost is paying half the mortgage, call me. That’s a house hack. 🎃

Thinking about buying or selling in the Dayton area? I’m always happy to help. Call or text me anytime.
